One designer runs your project from the first measurement to install day

Most of what goes wrong in a renovation is a handoff. Verano is deliberately small: one designer, one fixed fee agreed before any drawing starts, and a written schedule of every fixture, finish and piece of furniture before a trade shows up. We work with eleven contractors around Windermere, and we will tell you honestly when a project does not need a designer at all.

What We Do

Six ways a project usually starts

Every one of these is quoted as a fixed design fee before work begins. Furniture, materials and trade labor are billed to you by the vendor at our trade price, and you approve the schedule before anything is ordered.

How We Work

The design fee is fixed and agreed in writing before the first drawing. If the scope changes we requote before we start, not after.

Fee structure

We do not mark up furniture. You are invoiced by the vendor at our trade price and you keep the difference.

Purchasing

Every project leaves with a dimensioned drawing set and a finish schedule, so any contractor in the county can bid it apples to apples.

What you get

If the planner tells you a room does not need a designer, believe it. We would rather lose the fee than take a job that will not repay it.

Four projects, with what they actually cost

Design fee first, then what the homeowner spent with trades and vendors. Figures are rounded and shared with permission.

1. Walkthrough

Ninety minutes in your house with a tape measure and a camera. You leave with a fixed fee in writing, or a straight answer that you do not need us.

2. Drawings

Floor plans, elevations, a finish schedule and one revision round. This is the document your contractor bids from.

3. Ordering

Everything is specified, priced and approved by you before a purchase order goes out. Lead times are published up front.

4. Install

We are on site the day it lands, we stage it, and we run the punch list with the trades directly.

These are the same four questions we ask on the phone, and they are the only four that move the number much. The range updates as you answer. It is an estimate from 128 finished projects in this area, not a quote, and we will tell you on the walkthrough if your project sits outside it.

Why we ask these four

Type sets the base fee, floor area scales it, how much of the job we run multiplies it, and the start date decides whether we can hold the number. Everything else is detail we can sort out in your kitchen.

What we do with it

Nothing is stored unless you send it. If you do send it, the scope arrives with your message so the first phone call starts from this number instead of starting over.

    FAQ

    Do you take on small jobs?
    Yes. A single room refresh is our smallest engagement and it starts around $2,400. Below that you are usually better off buying well and hanging it yourself, and we will say so.
    How do I get started?
    Run the planner above. It takes about a minute and gives you a real range. If the number works, send the scope through and we will call within one business day to book the walkthrough.
    Do you manage the construction?
    We manage the design side: drawings, selections, ordering, and being on site at the moments that matter. We are not a general contractor and we do not hold your construction contract. We will introduce you to contractors we have worked with and you sign directly with them.
    What do I actually receive?
    A dimensioned floor plan, elevations for every built-in and wet area, a finish schedule naming each material and SKU, a furniture plan with prices, and a lead-time calendar. All of it is yours to keep whether or not you buy anything through us.
    How long does it take?
    The design phase runs three to twelve weeks depending on scope, and the planner above estimates yours. Construction and furniture lead times run separately and are the longer half; upholstery has been eight to fourteen weeks for the last two years.
